★★★★★
“My wife and I have known Matt for over 10 years, great guy and family man. He helped us buy our first Condo at the lake 10 years ago. He recently sold our home of the last 8 years in just 2 days. Closed in 3 weeks. Doesn't get much better than that.”
Ralph
★★★★★
“Matt was great to work with. I would use him in the future to buy or sell another home. He sold our condo very quickly utilizing social media and other online applications to get our condo seen and sold.”
Jackie K.
★★★★★
“I have worked with Matt on both the sale of a Condo and the purchase of a home. He was very professional, punctual, and had a great knowledge of the area. The best thing was he didn't try to sell us everything we looked at, he gave his honest opinion of each property.”
Aaron S.
★★★★★
“He is tremendously familiar with the entire region, current trends in the overall market and how to access the best support in areas such as finance, renovations and service. I am already in the process of looking for another property in the area and would absolutely not use anyone else.”

Selling at Lake of the Ozarks

Sell Your Lake Property with Matt Schrimpf

Selling real estate at Lake of the Ozarks is different. A buyer isn't simply comparing bedrooms, bathrooms and square footage. They're comparing water depth, views, mile markers, cove protection, docks, slip sizes and rental potential.

Not an automated estimate. Not a generic price-per-square-foot calculation. A real evaluation of your property and its place in today's Lake of the Ozarks market.

Buyer and Seller Guides

Frequently Asked Questions

Answers to the questions Lake buyers and sellers ask most, from Matt's guides to buying and selling at Lake of the Ozarks.

Where do I begin when buying at Lake of the Ozarks?

Before choosing an area or looking at properties, determine what you really want from your lake experience: a weekend home, a full-time residence, a boating-focused property, a low-maintenance condo or a rental. There isn't one best area of the Lake. There is a best area for you.

What is a mile marker?

Lake properties are commonly identified by their mile marker, which refers to their location by water. Generally, the lower mile markers provide convenient access to Lake Ozark, Osage Beach and many of the Lake's major amenities.

Main channel or cove?

Main-channel properties offer big views and immediate boating access, but more boat traffic and rougher water. Coves offer calmer water and better swimming. A protected cove with a strong main-channel view and deep water is often the sweet spot.

What is my Lake of the Ozarks property worth?

It's more complicated at the Lake than in a typical subdivision. Water depth, view, cove protection, the dock, slip sizes, topography and current competition all matter. Price per square foot is useful, but it doesn't tell the entire story.

When is the best time to sell at the Lake?

Spring and early summer generate considerable Lake activity, but that doesn't automatically mean you should wait. The best time to sell is when your personal situation and the market opportunity intersect.

Do I need to deal with my dock before listing?

Yes. Gather Ameren permit information, dock and slip dimensions and electrical records early. A dock problem discovered before listing is a project. A dock problem discovered days before closing can become a crisis.
