Tips For a Secure Home

According to the FBI, there were over 1 million home burglaries reported in 2015. That’s a rate of one burglary for every 134 homes making home security more important than ever. At the most basic level, making your home more secure is preventing a would-be burglar from entering your home. This can be accomplished by following a few basic rules and by employing security solutions that are effective and realistic.

 

Securing Exterior Doors

Exterior doors are the most used point of entry for burglars. There are several points of potential weakness on a typical door such as: the handle and lockset, hinges and their mounting screws, strength of the door itself, and the door jamb or frame. Sliding patio doors and French doors present a whole new set of weaknesses. Here are some suggestions on how to make your doors a safer barrier:

  • Don’t rely on the spring-latch lock on your door handle. These locks are easy to compromise. Incorporate a sturdy deadbolt lock.
  • Install door armor kits on exterior doors to help prevent burglars from taking advantage of the weakest parts of your door. These kits usually include 3” screws to replace short screws that come with door hardware, hefty strike plates for handles and deadbolts, and metal framing to place around the hinge and handle/lock hardware.
  • Add auxiliary locks to sliding doors. Options include loop locks, security bars, or a vertical bolt locks.
    Security bars are sometimes known as sliding door polls or charlie bars.
  • Add a security bar to French doors to decrease the likelihood of a kick-in. These bar systems might not be the most attractive, but they make up for their looks with effectiveness.
  • A sometimes overlooked detail about French doors, and doors in general, is hinge placement. Ensure that all of your hinge pins are interior-facing to avoid giving burglars easy access without force.
  • Add security film to glass doors. This window film prevents glass from being easily broken. Security film is an inexpensive way to help stop an intruder from quickly kicking through a patio door without sacrificing the benefits of having a glass door.

Securing Windows

Windows can be easily secured. There are numerous window security solutions for new and old windows that increase effectiveness at keeping out intruders. If you’re in the market to replace your windows, here are some key suggestions:

  • Look for reinforced glass or acrylic windows. Reinforced (tempered or laminated) glass and acrylic (polycarbonate) are much harder to break than traditional glass windows. This can help deter criminals from continuing an intrusion after they attempt to break your windows.
  • Multiple panes of glass are better than one large pane. Multiple glass panes provide added strength and durability to repel break-in attempts.

If you’re looking to increase the security of your current windows, these devices can help:

  • Add after-market window locks to your built in window locks. These simple gadgets are cheap and very successful at helping to stop a window from being forced open. Depending on your window style, you may need double hung window locks, sliding window locks, or locks for casement windows (sometimes called crank windows.)
  • Exterior window bars can be added for additional protection. Many window bars come in decorative designs and can accent the style of your house just as well as they can help protect your windows.
  • Security film can be added to windows to decrease the likelihood of break-ins. Thicker film provides the highest level of protection.

Garage Doors

Garage door security is often overlooked by homeowners. While breaking into a garage via the garage door seems unlikely, the truth is it can be done quickly. The worst part about attached garage break-ins is that criminals can shut the garage door behind them and take their time breaking into your home without worrying about being seen. Here are some strategies to help prevent garage break-ins:

  • Don’t leave garage door openers in your vehicles. It might seem inconvenient to bring them in each night, but the inconvenience is well worth it by saving you the time and trouble of replacing your belongings.
  • Help secure your garage door emergency release to prevent easy intruder access. This can be done by either fastening it with a zip tie (which can be broken by yanking the release cord) or by placing a barrier between the top of the door and the release.
  • Use a garage door sensor to remotely alert you when your garage door has opened. Some newer garage door openers have this feature built-in as well as an auto-closing feature that will close your garage door when it has been open for too long.
  • Have a dead bolt on the door between your garage and home to prevent further intrusion. It is also a good idea to install a peephole viewer on the door to make it easier to inspect the garage without opening the door.
  • Have bright, motion sensing lights in the garage to bring attention to an open garage door.

Make Your Home Look Occupied

Whether you are home or away, it is best to make it look as though someone is home. Having an intruder invade your home is terrifying and traumatic. Here are a few tips that will help make your home look active whether you are there or not:

  • Make you home look occupied by having lamps on a timer. Strategically placing lights throughout the house on timers gives the appearance that people are using different rooms.
  • Leave a television or radio on at moderate volume. Noise is a great way to make criminals think you’re home. Televisions do a good job of creating light and mimicking activity.
  • Don’t close all your curtains and blinds. If you are using timed lights or a television to cast light, it’s good to leave a few open. Open curtains also allow the police (or a helpful neighbor) to see inside your home should the need arise.

Keep Burglars At A Distance

Some of the best burglary prevention techniques are things that you might not even consider to be prevention techniques. These tips are designed to help keep crooks from coming close enough to your home to even attempt to break in.

  • Get a dog. Your dog’s bite might not deter a burglar, but its bark might. A barking dog can bring attention to your house and the last thing a burglar wants is attention while they are sneaking into your home.
  • Home security system signs are a great way to help stop burglars in their tracks. A home security system means that the perpetrator has only a matter of seconds to burgle your home before the alarm sounds and the police are called. Advertise your alarm system near all entry points to your house.
  • A well-lit exterior is a great way to deter burglars. Dusk-to-dawn porchlights or carriage lights take away the veil of darkness from the front of your home. Landscape lighting placed near windows can increase visibility around the rest of your home.
  • Parking a car in the driveway is a great way to tell would-be burglars someone is home.
  • Keep bushes and shrubs around windows trimmed to avoid creating hiding spots. Additionally, having thorny or spiked plants such as blackberry bushes, holly, or juniper in front of windows can deter criminals from venturing too close.

Evacuation in a Disaster: Don't Forget Your Pets!

Sometimes, worst comes to worst and a disaster strikes. Tornadoes, floods, fires; these are among the problems we face at the Lake of the Ozarks. Fortunately, most people have an evacuation plan in place. Unfortunately, pets are often overlooked in those plans. Take these steps to add your pets to your evacuation plan.

Assign pet evacuation to an adult.

Everyone should know how to act during an evacuation, and that includes assigning one parent or adult to the pets. This allows the other parent and the children to focus on their part of the evacuation plan, so there’s no confusion during a high-stress moment when time is of the essence.

Keep evacuation maps and pet carriers readily accessible.

If you need to evacuate, you should know exactly where every important item is. If you pets require carriers, keep them in a place that you can access easily.

Practice your plan.

Include your pets in your home evacuation drills. It’ll help you see how they will respond and make changes to your plan if necessary. Getting your dog out of a window may not be as simple as you think!

Be prepared in case you get separated from your pets.

No matter how much you drill your evacuation plan, it’s possible that a dog or cat will run off while you’re focusing on keeping your family safe. A microchip or a GPS-compatible tag can help you find your pets once it’s safe to return to the area.

Easy DIY Landscaping Projects for the Summer

Install a water feature.

Nothing says zen quite like the sound of trickling water as you relax in your backyard. You can start simple with by purchasing and installing a small feature powered by a solar panel or create a larger focal point in your yard by installing a waterfall wall or small pond.

Light your way.

An easy way to transform your yard is to strategically use lighting. Place cool-colored lights high in trees to recreate a moonlight feel, use pathway lights to naturally guide the eye, or highlight objects or plants.

Plant upwards.

Expand your yard space by drawing the eye to the sky with a trellis fence or screen made of wood or metal. Once you install your trellis, select your climbing plants and vines and get to planting!

Summer Food Safety, and the Tools to Help

Safety is an essential component of summer fun, which is why we wear bike helmets and reapply sunscreen. But keeping food safe when eating outdoors is a preventive measure that is often overlooked: The Centers for Disease Control and Prevention estimates that one in six Americans is sickened by foodborne pathogens each year, with summer being peak season for the problem.

It’s a double-whammy of risk: Bacteria thrive in the warmer weather, and it’s challenging to follow good food-safety habits when you are out and about. Fortunately, there are some new products on the market to help you stay safe this summer, and do it stylishly, too.

Packable mini-coolers

Keeping perishable food chilled is a must any time of year, but it is especially critical in the summer because bacteria grow fastest just when you most want to head out to the beach or pool — at temperatures between 90 and 110 degrees Fahrenheit. When the weather is that steamy, food should not be left out for more than an hour; on cooler days, two hours is the limit.

If you are driving, you can (and should) pack a cooler with plenty of ice or ice packs, but you clearly can’t haul that around if you are biking, hiking or walking. That’s when a smaller insulated bag — something you can tuck into a backpack or beach bag — comes in handy. Of the many options available, PackIt products are especially cool — double entendre intended — because the bags have a freezable gel built into their walls. Pop a bag in the freezer the night before — it folds flat so it doesn’t take up too much space — and it’ll be ready to go the next morning.

The company makes bags in many different shapes and sizes, but the new Snack Box is the perfect size to hold an afternoon’s fuel for one and comes in fun, fashionable patterns.

Chilled serving bowls

All too often, food put out for a backyard party is left in the heat for hours — think about arriving on the later side to a summer shindig to face a sunbaked macaroni salad with a suspicious-looking crust. If you are hosting, you may hesitate to bring the food inside to be refrigerated when your company keeps coming back for more, but you don’t want them to get sick, either.

One strategy is to stagger the dishes you put out. Another tactic is to use serving dishes with built-in chilling systems. These bowls not only keep food safely edible longer, they keep it tasting and looking fresher, too. You can get the type that have a separate compartment for ice, such as the set made by Prodyne, or vessels that have a built-in freezer gel to freeze before using, such as the elegant metallic bowls from Frontgate. Either makes a lovely gift for a party host, as well, and might just spare you future macaroni salad mishaps.

Color-coded grill gear

Nothing good happens when juices from raw meat, poultry and fish come in contact with already cooked foods or uncooked ingredients such as vegetables for salads. It’s called cross contamination, and it’s a common cause of foodborne illness. One no-brainer way to prevent it when grilling is to have two color-coded sets of equipment — dishes, tongs and spatulas — one for raw meats, and one for cooked items. You can simply put some red and black tape on equipment you already own or buy two of each item in different colors. You also need separate platers for raw and cooked food. Williams Sonoma has an attractive set of lightweight but sturdy trays that nestle together so you won’t forget to bring them both out. The trays are also grooved, so juices won’t easily spill over.

Hand sanitizer 2.0

When cooking and eating outdoors, where it can be difficult to wash your hands with soap and water, hand sanitizer is a must. (Don’t make the mistake of thinking your hands are clean after you’ve been swimming. Pools, ponds, lakes, streams and oceans all harbor plenty of bacteria that you don’t want anywhere near your food.)

At home in your yard, it’s a good idea to keep large pump bottles of hand sanitizer by the food prep area and on the picnic/dining table so they are in easy reach and act as a visible reminder. When on the go, pack mini-bottles of hand sanitizer in your beach bag or backpack. (Be sure to get a brand with a minimum of 60% alcohol for maximum effectiveness.)

If the industrial look, sticky feel and medicinal odor of the typical hand sanitizer is as much of a turnoff for you as it is for me, there are products that will do the job in more appealing ways. One idea for backyards that looks a lot nicer and is ultimately more economical than the unsightly plastic pump bottle is to buy a couple of decorative soap dispensers and refill them with family-sized bottles of sanitizer.

Then there is the hand sanitizer upgrade option. I personally like EO Botanical hand sanitizer in French lavender, which has the requisite percentage of alcohol to kill germs along with a lovely aroma and leaves your hands feeling soft rather than sticky. The bottle also looks nice. It costs more, but it’s one of those small luxuries I find worthwhile. It also comes in travel-size containers. To inspire kids to keep their hands clean, treat them to a hand sanitizer that comes in a cute, themed package such as Bac-Pac Buddies.

2019 First Quarter Review

First quarter sales numbers are out.  Here are a few takeaways from the Lake of the Ozarks market.  So far home and condo sales are down for 2019. Is the market slowing down or is it more weather related? The jury is still out but I can tell you February and March were not pleasant months to visit.  Commercial action is up slightly, which is a good sign. However, homes over a million were down from 2018, which was down from 2017. Total volume is below both 2017 and 2018 heights, with a drop of nearly ten million in total sales from last year.  I hope you find that attached information useful.  Let me know if I can be of real estate assistance here at Lake of the Ozarks.

Central Ozarks Medical Facility Opening Soon

After years of planning and construction, the new facility is set to open near the end of March. Combining all services currently offered by Central Ozark Medical in Camdenton in one location off of Business Route 5, the $3.5 million investment will be a great addition to the community.

Todd Bailey, Director of Operations at Central Ozark Medical, says the new building will house medical, dental and behavioral health all under one roof.

With two locations in Camdenton already, the building will see all operations brought together, with the other existing locations being shut down. However, this location will increase employee numbers in Camdenton with eight newly staffed dentists.

Bailey says, among the many new features, the building will house eight dental operatories, state of the art medical equipment, a new digital x-ray machine and more. Construction on the project has been taken care of by Bales Construction.

One aspect of construction that Bailey says was a top priority was to make the building as “green” as possible. To achieve this, he says the interior will have large, open space filled with massive amounts of natural lighting. He says this is intended to promote an “open and healthy environment” for the patients.

Bailey says that the main benefit of building this new location was to condense all of Central Ozark Medicals services to the same building and allow for patients to receive multiple areas of care without having to travel between needs. With services also located in Osage Beach, Bailey says Central Ozark Medical will be only increasing their care availability to lake residents with this addition.

“It will be nice for folks to come to one clinic and get all their needs taken care of,” Bailey said.

March 25 sits as a hard opening, when public will be allowed in the facility and able to schedule appointments. March 22 will mark the date of closure for the other existing facilities. Employees will utilize a soft opening for a week to training on equipment before officially taking appointments with the new equipment. Information for scheduling appointments will come soon as the grand opening comes into view.
